Flo by Moen: Prevent Winter Damage In Your Shore Home

Preventing Water Damage To Your Jersey Shore Home. Woman on th phone talking to a plumbing company in front of a leaking pipe.

Water damage is one of the most common problems homeowners face every year. According to the Insurance Information Institute, about 2% of homeowners files a water damage or freezing claim every year. This may not seem like a lot, but this number equates to about 14,000 people a day in the US. These water damage claims account for 29% of all homeowners insurance claims. The average cost of the damage is about $11,000.

At the Jersey Shore, many people leave their homes unused for different periods of time. Coming home to a serious water leak can be devastating, and extremely expensive. We have recently started installing smart water monitoring systems, with the ability to shut off your water remotely. The system we have been loving is the Flo by Moen.

The Flo by Moen system is designed to detect leaks at the VERY START, and shut the water off before water damage becomes a major issue. This prevents homeowners from having to face one of the worst problems they can run into.

We’ve started installing these systems in homes in Ocean City, Avalon, Sea Isle, and all the Jersey Shore points. We are going to tell you a little more about preventing water damage in your home, and how the Flo by Moen system can help!

How Does The Flo System Work?

The Flo system uses sensors and smart technology to detect leaks as soon as they occur, and shut off the water to prevent further damage.

The Flo system uses smart technology to learn your patterns of using water. The amount of water you use. What times of day you use water. This way if you have an unusual amount of time of usage, the system can alert you. It also senses the amount of water that is flowing. If it seems wrong, the system will notice, and notify you.

If for some reason a pipe were to burst or crack, the system would be able to tell that an unusually large amount of water is flowing, and the automatic shut off will turn the water off, stopping the leak.

The system also uses sensors that can detect water leaks on the outside of pipes, floors, and common areas that would be the first to be effected by a leak.

The system is accessible through an app on your phone as well, and will send you alerts and notifications if there is an emergency.

Why Is This System Great For Jersey Shore Homes?

This system is something we recommend for every home, everywhere, BUT we especially like it for Jersey Shore homes. Water damage is a VERY common problem anywhere, but in an area with lots of second homes and rental properties, it can be devastating.

So many homes at the Jersey Shore aren’t used full time. They are used all summer long, and then maybe sparingly throughout the year. In many of these cases, the homeowner still wants to use their home, so they won’t turn off the water and completely shut the house down. This house is a perfect candidate for the Flo leak detection system.

If a leak occurs in one of these homes, the damage can be catastrophic by the time you realize it’s happened. A leak can do damage in a matter of minutes. If it has days and weeks to continue, you are going to be in touch with the insurance company, something no one ever wants to do.

This is also great for rental properties. Let’s face it, renters just don’t take care of the house the way a homeowner does, and if you are renting your property out, you will want it protected. Instead of depending on a tenant to let you know about a leak, this system will point it out to you without you ever having to step foot onto the property.

Where Should You Place Your Sensors?

The Sensors Will Help You Detect A Leak As Soon As It Happens

As we mentioned, the smart system keeps track of your water and can detect a major leak. Still, there can be smaller, slower leaks that aren’t as easily detected. We recommend putting the Moen Water Sensors in opportune locations around your property.

We prefer the sensors to be:

  • By the kitchen sink
  • By the bathroom sink
  • Under the dishwasher
  • Next to the toilet

There could be other spots in your home that need the sensor, but these are some of the most common. Once the sensor feels the liquid, it will send a signal to you. It won’t shut off all your water, but it will let you know there is a problem that needs to be fixed.

Reducing Insurance Claims And Premiums

One of the awesome benefits of the Flo by Moen system is the reduction in insurance premiums. This isn’t the case for every insuarnce provider, but many will offer discounts to customers for installing this system in their homes.

According to studies, once the Flo system is installed, there is a 96% decrease in insurance claims, and a 76% decrease in the severity of the claims. The insurance company knows you aren’t as big of a risk when you have this system installed. This is why they will sometimes offer a small reduction in your premiums.

Paying less money for insurance, plus a FAR fewer chance of having a major leak destroy your home. This sounds like a win-win!
